The city of Amsterdam has introduced regulations for short-term rentals between private individuals.
For Hosts
These regulations only apply when you host guests in your home in Amsterdam with GuestPoints.
Reciprocal exchanges without GuestPoints are exempted!
Enforcement will start from March 1st, 2025 by the city of Amsterdam and is only for exchanges where you host guests for GuestPoints.
The municipality announced no targeted enforcement on HomeExchange members.

Steps to continue exchanging your home in Amsterdam for GuestPoints
1- Register your home with the municipality
This formality is free and will only take a few minutes.
You will receive an e-mail automatically containing your registration number.
Your registration number is valid indefinitely.
The registration number must be visible on your Home listing.
You can enter the registration number in your property listing.
2- Apply for a holiday permit
A holiday rental permit is temporary. The permit is valid until April 1 of the following calendar year, regardless of the date of application.
The permit costs € 73,30 and must be valid at the time of your next exchange.
You pay the fee immediately by iDEAL or credit card when you apply, and you will receive a confirmation by email. You will also receive the permit by email within an hour.
The home you are making the request for must be your main residence: you must be registered as living at this address in the Personal Records Database (BRP) of the municipality of Amsterdam. All other residents referred to on the permit must also be registered at this address.

Other rules to respect:
You may use a maximum of 30 rental/exchange days per calendar year
This rule is for both renting and exchanging.
For example, if your home is also advertised on a rental platform and you rent it for 5 days in January through this platform, you will only have 25 days left for the year in which to receive HomeExchange guests
You must notify the City each time you welcome HomeExchange guests to your home
You must notify every finalized exchange as a host by using this link.

A maximum of 4 people may be accommodated
No exceptions, a family with 3 children for example exceeds the limit.
You can only rent and exchange your main residence
Secondary homes and homes rented from housing corporations (which are known locally as corporatiewoning) may not be used for tourist rentals or exchanges.
Your home or houseboat must meet fire safety standards.
Fines
- If you exchange your home in Amsterdam for GuestPoints without a registration number you may be fined €1,500.
- If you do not have a registration number and you do not report the number of nights of an exchange for GuestPoints in advance, you will be liable to pay a fine of €1,500.

For Guests
If you are looking for a non-reciprocal GuestPoints exchange in Amsterdam, you need to be aware of this new legislation.
It will still be possible to find exchanges, but your hosts might prefer reciprocal exchanges without GP, as these are unlimited and are excluded from the legislation.
If you do find a host that agrees to host you for GP, you need to be aware of the limitations your host will face to host you.
A maximum of 4 people may be accommodated
No exceptions, a two-parent family with 3 children for example exceeds the limit.
Your host can only accept GP exchanges for a maximum of 30 rental/exchange days per calendar year
This rule is for both renting and exchanging.
For example, if your host's home is also advertised on a rental platform, and he rents it for 5 days in January through this platform, he will only have 25 days left for the year in which to receive HomeExchange guests.
This is entirely up to the host to decide.
It does mean that a request of more than 30 days, for example, will not be possible for your host.
We then recommend using a reciprocal exchange instead.
